August is here, and the summer visitor and rental crowds are already thinning as many schools are starting back within the next couple of weeks. This will be a relatively short weekly update for our comparative market of Cape San Blas, Indian Pass, and the CR/SR 30-A corridor since there have been no recorded sales through our MLS within the past 7 days and only 3 new contracts to report since our last update in July.
The 3 new contracts were executed on 2 residential properties located on the north Cape and 1 Gulf front lot on Indian Pass. There was an additional cancelled contract to report this week as this Cape Dunes property is going back on the active market thanks to a buyer’s change of plans. 11 more listings registered price reductions this week, a total of 8 residential price cuts and 4 vacant lot discounts. The end of July also delivered 6 expired vacant lots and 1 withdrawn residential listing which kept our inventory counts fairly consistent with recent levels.
3 residential listings and 5 vacant lots were added to our relevant inventory counts, and that brings the number of available homes up to 156 and vacant lots are now at 164 available on all of Cape San Blas, Indian Pass, and the CR/SR 30-A corridor.
