Cape San Blas Real Estate Week in Review, June 7 - June 13, 2025

Last week proved to be a tough act to follow with 9 new contracts, but our comparative market of Cape San Blas, Indian Pass, and the CR/SR 30-A corridor did manage to produce 4 new contracts this week to go along with a few more recorded sales.  Details from all 5 recent sales are below, followed by some new activity updates:

  • 277 Parkside Circle – The first recorded residential sale of the week comes from the Barrier Dunes HOA on the north Cape near the state park.  This interior attached townhome was built in 2002 with 3 bedrooms, 3 bathrooms, and 1,888 sq ft of fully furnished living space.  The gated HOA offers 2 swimming pools, tennis/pickleball courts, fishing ponds, clubhouse, and a deeded beach access.  This listing was originally priced at $489,900, then incrementally reduced down to $378,000, and after 346 total days on the market it sold for $350,000 with conventional financing.  The sellers purchased this unit in summer of 2018 for $267,000.
  • Lot 9 Simmons Way Drive – This recent vacant lot sale is an RV-friendly lot in the new Bayou Estates subdivision near Presnell’s Marina off SR 30-A.  This 0.2 acre lot has a paved access road and all utilities in place for RV use, and it was on the market for only 1 day asking $159,900 before going under contract and selling for $156,000 with conventional financing.  The seller/developer purchased the original 2.85 acre parcel for $600,000 in February of this year before subdividing into 11 RV-friendly lots and improving with utilities and an access road.
  • Lot 10 Simmons Way Drive – One more sale was recorded this week in the Bayou Estates RV-friendly neighborhood, this 52′ wide, 0.14 acre lot sold for the full asking price of $159,900 cash after 61 total days on the market.
  • Lot 7 Chickasaw Lane – Here’s a Gulf front lot in the Indian Summer HOA on Indian Pass.  This 68′ wide, 0.34 acre lot has a nice Old Florida setting and is a couple of properties away from the Gulf front community pool.  After 102 days on the market asking $719,000, this beachfront lot just sold for $680,000 cash, which is up from the $247,000 the seller paid back in 2010.
  • 292 Pebble Beach Avenue – One more Gulf front lot sale was recorded this week, this one was an off-market property which was entered into our MLS as a comp.  The beachfront lot is located on the west side of the Boardwalk HOA/subdivision on the south Cape, and it measures 70′ wide and 0.9 acres.  This is a unique beachfront lot since the 6.85 acre tract on the immediate east side of this parcel cannot be further developed (owned by the Boardwalk HOA for preservation), guaranteeing no immediate neighbor on the east side of this property.  The seller purchased this lot for $770,000 in October of last year, and just agreed to sell the lot for $799,000 when a cash offer was presented.

 

2 residential properties and 2 vacant lots went under contract this week, which is down from last week but consistent with the average number of new contracts per week in our comparative market so far in 2025.  No expirations or withdrawals from our MLS this week, only a few more price reductions to report, which include 5 residential price cuts and 2 vacant land discounts.

 

It was not a big week for new listings on our local MLS, as only 5 listings were added to our inventory counts.  3 out of the 4 new residential listings are returning to our market after recent expirations, and only 1 new vacant lot listing has been added in the past 7 days.  This brings our residential inventory up 2 this week to 148 homes for sale, while our vacant land inventory is down 1 to 147 lots for sale on all of Cape San Blas, Indian Pass, and the CR/SR 30-A corridor.  I appreciate you reading the weekly update, let me know anytime I can assist in the future.
