Our smoking hot real estate frenzy keeps sizzling along. In another banner week, we closed eleven sales and eleven properties went under contract. Sellers added ten sorely needed new listings to the mix, but only made one price change. Even with all those new listings, our inventory is still down one from last week, coming in at 110, with twenty-three homes and eighty-seven lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market.
Why is the market so white hot? No, it’s not the pandemic. An NBC News Report recently posted by the Florida Association of Realtors (FAR) reported that industry experts say the problem is two fold. We’re seeing a U.S. housing market that was still recovering from the 2008-2009 foreclosure crisis when the pandemic hit coupled with an “underbuilding gap” of between 5.5 and 6.8 million housing units since 2001. The article cites reports from the National Association of Home Builders that none of the new single-family homes built across the United States in 2020 were priced under $100,000. Nationwide. Let that sink in.
As is the case nationally, our market is woefully short of housing inventory relative to demand. Building costs are still exorbitant so demand for existing homes in our market remains at an all time high.
