The Florida Association of Realtors (FAR) released Q3 sales data this week for both Gulf and Franklin counties which reveals the continuing trend of strong consumer demand for a very tight inventory. Year-over-year for single family homes in our MLS area, the average price is up 25.2% to $636,274; median sale price up 25.7% to $465,000, and the inventory of active listings is down 24.7% to 216. Interesting times indeed. Sales activity this week mirrored these as we closed five sales and wrote up two new contracts. Sellers added four new listings (one of which is already under contract) and made three price changes. Locally, our inventory grew by four, closing the week at 125, with 20 houses and 105 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market.
