Happy New Year! We are slow out of the gates in 2024 with minimal real estate activity to report from Cape San Blas, Indian Pass, and the CR/SR 30-A corridor, as another holiday-shortened week produced quite a few expired listings thanks to the end of the calendar year. This is the first week in well over a year with no recorded sales and no new contracts executed in our comparative market.
There were 2 residential price reductions on north Cape homes, and another on an interior lot off CR 30-A in the past 7 days. One more seller decided to withdraw their north Cape townhome property from the active market. There was a healthy number of expired listings this week, with 5 residential properties no longer on the active market and 12 vacant lots recently expired.
Our inventory is down a bit to start the new year, although I think we’ll start seeing a few more listings come on the market in the near future. There are a few new listings to note this week as 5 new residential offerings and 1 new vacant land listing were added to our comparative market MLS. This brings our Cape San Blas, Indian Pass, and 30-A corridor total residential inventory to 78 properties for sale, down 1 from last week, while our vacant land inventory is now at 90 lots for sale, down 11 since our last update.
