Cape San Blas Real Estate Week in Review, January 13 - January 19, 2024

It’s been a chilly week for most of the southeast, and we had our first hard freeze of the season in Gulf County.  More cold weather is in the forecast for the weekend, but our market is staying fairly warm with another encouraging week of new contracts and potential sales volume.  A few more new listings were added to our inventory, while there was only 1 recorded sale in our comparative market of Cape San Blas, Indian Pass, and the CR/SR 30-A corridor in the past 7 days, detail are below.

  • 146 Mirador Way – Our 1 and only recorded sale of the week comes from the Villa Del Sol community on the south Cape.  This fully furnished home was recently built in 2022 with 5 bedrooms, 3 bathrooms, and 1,808 sq ft of living space.  The home sits on a 78′ wide, 0.13 acre Gulf view lot in the Villa Del Sol HOA which offers deeded beach and bay access, a community pool, clubhouse and pickle ball court.  The property was originally listed for sale last summer asking $999,000 and was incrementally reduced down to $899,000 by early November.  After 145 total days on the MLS, this home went under contract and sold for $860,000 cash this week, which is up from the $790,000 the seller paid for the unfurnished, new construction home in September of 2022.

 

5 new contracts this week are down from the 7 reported last week, but the total asking price volume of these new contracts is impressive, coming in at just over $7,000,000.  5 more sellers decided to lower asking prices in our comparative market this week, while another SR 30-A residential listing was withdrawn from the active market, and one more Indian Pass vacant land listing expired.  Unfortunately one of the new contracts reported last week was cancelled, putting this CR 30-A rental home back on the market.  Last but not least, a north Cape residential property was relisted, back on the active market after a recent temporary withdrawal.

 

An even split of 4 homes and 4 vacant lots were added to our inventory as new listings this week, which brings our levels slightly up after the recent activity in our comparative market. Our total residential inventory now sits at 80 homes for sale, up 2 from last week.  Vacant lots are up 1 to 100 lots available on all of Cape San Blas, Indian Pass, and the CR/SR 30-A corridor.  That’s another week as we’re already flying through January, thanks for stopping by and let me know if you’re thinking of buying or selling, (850)899-8765 or [email protected].  Don’t forget next weekend, January 27th, the Port St. Joe Jr. Service League will host their annual Chili Cook-off and Car Show, let’s hope for some warmer weather.  Have a good one!
