Cape San Blas Real Estate Week in Review, January 25 - January 31, 2025

And just like that January is in the books as we’re off to what already feels like a fast-moving 2025.  It’s warmed up at the beach this week with temperatures back in the 60s, and we’re catching up on a few more closings from our comparative market.  Below is a summary of the recorded sales from the past 7 days through our local MLS from all of Cape San Blas, Indian Pass, and the CR/SR 30-A corridor…

  • 3993 Cape San Blas Road – The first residential sale of the week is this Gulf front home on the north Cape, located just past the Stump Hole and rock wall.  The house was built in 1996 and was completely remodeled last year with 4 bedrooms, 4.5 bathrooms, 2,350 sq ft of unfurnished living space on a 100′ wide, 0.54 acre lot.  After only 11 days on the market asking $1,999,999, the listing sold for $1,500,000 cash, which is a gain for the sellers who purchased the property for $533,200 in 2014.
  • 243 Haven Road – Here’s another north Cape beachfront home sale, this one is located on one of the wider north Cape beaches off Haven Road on a 55′ wide, 0.43 acre lot.  The fully furnished, turnkey vacation rental house was built in 2001 with 3 bedrooms, 2.5 bathrooms, and 1,632 sq ft of living space.  The property generated just under $80K in gross rental income last year, and the listing lasted 71 days on our MLS asking $1,399,000 before selling for $1,275,000 with conventional financing.  Another nice gain for the selling side on this transaction, as the sellers purchased the property in 2014 for $565,000.
  • Lot 48 S Echo Lane –  The first vacant lot sale from the past week was this 50′ wide bay view lot in the upscale Ovation subdivision on the north Cape.  The 0.13 acre lot is first tier to the bay and has access to all subdivision amenities including tennis courts, pools, docks, clubhouses and beach access.  The property was on the market for 63 days asking $279,900 before selling for $260,000 cash, just barely up from the $242,000 the seller paid in the summer of 2022.
  • 923 Cape San Blas Road – This vacant lot is a bayfront parcel located on the south Cape, measuring 75′ wide and just over 1 acre including marsh and wetlands.  The property was on the market for 144 days asking $244,000 before going under contract and selling for $215,000 cash.  The sellers had owned the property since 2020 when they paid $127,500 for the bayfront lot.

 

It’s another week with only 1 new contract to report for our comparative market.  The lone contract was on an impressive 2023-built Gulf front home with an elevated pool in the Villa Del Sol subdivision on the south Cape which was asking $2,349,900.  The new DR Horton Redfish Cove subdivision discounted prices on all 10 of their remaining spec homes for sale on the north Cape this week, while 3 more sellers reduced their asking prices on a couple of vacant lots and 1 north Cape residence in the Ovation subdivision.

 

An even split of 3 homes and 3 vacant lots were added to the relevant inventory since our last update.  Inventory counts once again are remaining stable after a couple more expired listings and 1 withdrawal.  There are currently 106 vacant lots available (same amount as last week) and 107 homes for sale (up 1 from last week) on all of Cape San Blas, Indian Pass, and the CR/SR 30-A corridor.  That’s all for this update, thanks for stopping by and let me know anytime I can help.  Looks like the weather will be nice this Saturday for the Winter Bay Day celebration at the St. Joseph Bay Buffer Preserve, have a good one!
