Valentine’s Day and President’s Day weekend usually mark an early turning point for our beaches in the late winter season when we start to notice a few more visitors in the area (besides the winter snowbirds). We’re already starting to see some encouraging signs in our comparative real estate market, as it was another productive week for new contracts to go along with 1 recorded sale for all of Cape San Blas, Indian Pass, and the CR/SR 30-A corridor.
- 147 Parkside Circle – The 1 residential sale comes from the Barrier Dunes townhomes on the north Cape near the St. Joseph Peninsula state park boundary. This pond-front end unit was built in 1985 with 2 bedrooms, 2.5 bathrooms, 1,377 sq ft of fully furnished living space and some recent improvements. There are peek-a-boo bay views from this location, and the gated Barrier Dunes HOA offers community pools, clubhouse, tennis courts, playground, fishing ponds, and deeded beach access. This listing was on the market for a total of 395 days with an original asking price of $489,900 which was eventually reduced down to $348,000 before a buyer fell in love. The attached unit just sold for $335,000 with assumed financing, including a $3,500 credit to the buyers at closing for some repairs. The sellers paid $338,000 for this property in spring of 2021.
For the second consecutive week, our comparative market produced an encouraging number of newly executed contracts. An even split of 3 homes and 3 more vacant lots are now under contract with contingencies. For perspective purposes, we haven’t seen as many new contracts in a two week period since early to mid-October. We’ll see if this trend continues as we start getting closer to the busier spring season, as I am noticing more buyers looking around these days. 14 asking prices were also reduced within the past 7 days, although 10 of the price reductions were made by DR Horton on the available spec homes in their Redfish Cove subdivision on the north Cape bayside.
A few more new listings were added to the inventory this week – 4 homes and another vacant lot have joined the MLS party. After a couple more expired listings, our comparative market residential inventory is up 2 this week to 116 homes for sale while our vacant land inventory is down 4 to 109 lots available on all of Cape San Blas, Indian Pass, and the CR/SR 30-A corridor.
