What a difference a week makes; after last week’s marathon sales activity, somebody seemingly flipped the switch and this week activity came to a virtual standstill, managing only one new contract and no sales. Maybe it was Lee passing through over the Labor Day weekend, or perhaps the beautiful autumn-like weather in the days afterward that had folks thinking things other than real estate. New listings and price changes were the only action, with nine of each. With properties coming on and not going off the rolls, our inventory swelled to 412, up a whopping 19 from last week, with 120 homes and 292 lots listed for sale in the Cape San Blas, Indian Pass and C-30 markets.
Our lone new contract is on a 3-bedroom, 2-bath, 1,143 square foot beach cottage at Indian Pass which went under contract Friday with a list price of $199,900, pretty close to the $192,000 it sold for in May 2002. Those buyers flipped it the following Feburary to the current owners who paid $240,000 for it. The county has it pegged at $160,612. This home is in a FEMA flood insurance eligible neighborhood. There are contingencies to be met so no indication yet as to when it is expected to close.
Several eye catchers among our nine new listings, but for my New Listing Pick of the Week, I’m going with a pair of Bank-owned lots in Ovation which enter the market with truly tempting price tags of just $49,000 each. Both are “X” zone, bay side properties, with 61 being closest to the bay. In 2005, 61 for $285,000 and 87 for $235,000. 61 is currently assessed for $65,000 and 87 for $43,000. From our nine price changes, my Price Change Pick of the Week goes to this lovely 3-bedroom, 3-bath, 2,260 square foot home which features a lot of outdoor living space, too, with porches on each level that span the width of the home for maximum enjoyment of living at the beach. Since it’s located in the coveted “X” flood zone, you won’t have to pay for pricey private flood insurance. The sellers have lowered the price from $674,000 down to $649,900.
It’s spacious open living area offers an inviting setting for good times with family and friends.
