I hope everyone had a pleasant Thanksgiving with family and friends, plenty of good eats and thankful reflection. Even with the abbreviated holiday work-week, buyers still took time to gobble up some tasty deals, closing four sales, and penning two new contracts. Sellers added eleven new listings, and changed prices on five others. Our inventory swelled to 278, up five from last week, with 84 homes and 194 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market. Let’s see what all ended up on buyers’ plates since last we met.
Our review of this week’s crop of four sales begins in Ovation on the Cape with this bank-owned 45′ by 175′ bay front lot listed for $81,900, right in line with current comps. In October 2005 the developer sold it for $625,000, roughly 10 cents on the dollar of today’s $67,000 county assessment. On Friday someone got a sweet deal closing for $70,000.
Our next two sales are lots on the south side of the Cape in Jubilation, the sister development of Ovation, both subdivisions being the works of Ashwood Development of Atlanta. The seller bought these two properties in October of 2004 for $345,000 each, and put them under contract the first week of November as shorts sales with list prices of $39,100 apiece, and on Tuesday got bank approval to close for $23,900 each. That’s one of the quickest short sale closings I’ve seen. The county has them at $45,000 each.
Now on to our two new contracts beginning on the Cape up in Barrier Dunes, where this 3-bedroom, 3-bath, 1,394 square foot “X” zone townhouse built in 2005 went under contract Friday with a list price of $229,000. It is not listed as a short sale even thought the seller paid $320,000 for it in the summer of $320,000.
Our other contract is on one side of a gulf-view duplex on the Cape at Cape Sands Landing, a complex about a half mile north of Scallop Cove. This 2-bedroom, 2-bath, 1,600 square foot home with a super-size loft was built in 1985. It sold in February 2003 for $130,000, and the current sellers picked it up in April 2004 for $275,000, and put it under contract on Saturday with a list price of $225,000.
