There was a little let-up in Christmas shopping along the coast this week as we rang up just one sale and three new contracts, opened four new listings (two of which are already under contract) and lowered the prices on three properties. Our inventory inched up a bit, adding three, closing the week at 275, with 80 homes and 195 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market.
Just one sale to look at today, the old Loggerhead Café (Beachcombers for you old timers) which been on the market since April 2011 when it debuted in the MLS sporting a $300,000 price tag. It had been closed for several years at that point, so it was offered just as a building with restaurant equipment, not as a going concern. It has now sat vacant a long time and is going to need some serious TLC to get her back up and running. The bank dropped the price to $100,000 a couple of weeks ago and that did the trick, grabbing the attention of several buyers, one of whom submitted a winning contract for a final price of $105,650. The new owner is noodling several ideas for what he plans to do with it.
The first of our three new contracts is this neat and trim first tier beach cottage in Treasure Shores. It’s a 3-bedroom, 2-bath, 1,961 square foot home built in 1985 listed for $324,900, which is just a hundred dollars less than the sellers paid for it in early 2003.
Our next two contracts are on two contiguous lagoon front lots on C-30 about 2 miles past the Indian Pass Raw Bar. The sellers own a number of similar lots along this stretch and asked $30,000 apiece for these two. They’re each roughly half-acre lots measuring about 84′ by 300′. There are no contingencies to be met so I suspect they should close rather quickly.
