Spring has sprung in all its glory and real estate sales are blooming all over the place along the coast. The first official week of Spring was a fruitful one for us, with seven sales and three new contracts, fifteen new listings and three price changes. Our inventory went up by four, closing the week at 272, with 72 homes and 200 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market.
We’ll start our review of this week’s crop of seven sales up on the north end of the Cape stopping first at Park Point where three lots went under contract on the same day in February priced at $34,900 apiece. They’re about a quarter-acre each and are offered as short sales, having last sold in the summer of 2004 for an aggregate price of $935,000. These short sales were approved in less than a month, uncharacteristically fast, with each closing on Monday for $30,000.
Paradise Bay is one of the original subdivisions on the Cape located on the bay side of the road just south of Rish Park. At the entrance on the corner of Cape San Blas Road and Eastwind Drive, a lot listed at the beginning of January went under contract shortly thereafter with a list price of $44,900. The sellers have owned it since 1994, and sold it on Thursday for $38,000. All of the properties in this subdivision have deeded gulf and bay access.
Not far from the Tradin’ Post on Catamaran Drive our next sale is a 50′ wide gulf front lot that went under contract the end of February with a list price of $239,000. The seller is including a complete set of house plans with this “X” zone lot, and collected $215,000 for the package deal on Tuesday.
We have a gulf-front beauty up next, a 4-bedroom, 3-bath, 1,889 square foot home on Haven Road listed for $695,000. In the twelve short years since it was built in 2002, this home has seen quite a few trips to the closing table, selling first in 2002 for $565,000, and later that same year in October for $695,000, and then again to the current sellers in February 2008 for $810,000. This time around it went for $625,000.
We’ll head down to the south side of the Cape for our seventh and final sale, stopping in at San Blas Plantation, a community adjacent to the east side of Jubilation. Here a spacious 4-bedroom, 4-bath, 3,026 square foot, gulf front home the sellers built in 2001 went under contract a month ago with a $599,900 price tag. It’s situated in an “X” zone on a lot with 75′ of waterfront. The new owners picked up the keys this week for $555,000.
Now onto our three new contracts, beginning on the south side of the Cape in Southbeach, where this quarter-acre lot went under contract on Friday with a list price of $59,900. This is a pretty little gated subdivision where all of the properties enjoy deeded gulf and bay access. This property last sold in 1999 for $37,000.
Our next contract takes us over to Gulf Pines along the C-30 Corridor to this 4-bedroom, 4-bath, 2,892-square-foot gulf front home for which the owners are asking $799,000. This lovely beach retreat is situated on nearly an acre of land with 103′ of gulf waterfront, and was built in 1993. According to the Gulf County records it last sold in December 2008 for $927,400.
Our last new contract is on a canal front lot on the first big curve on Indian Pass Road. It’s an irregularly shaped quarter-acre property that sold last April for $15,000. This spring it’s under contract with a list price of $39,900.
