Both the weather and our market cooled off a bit this week as we closed just two sales and added only two new contracts. Sellers added five new listings, and changed prices on six others. Our inventory swelled by seven, closing at 264, with 84 houses and 180 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market. Let’s see which properties moved.
The first of our two sales is a classic little beach cottage under contract since early August with a list price of $299,900. This 1,300 square-foot, 2-bedroom, 2-bath, attached home was built in 1992, and shares a stairway entrance with its sister unit next door. The sellers bought it in January 2004 for $320,000, and sold it on Monday for $299,000.
Our other sale was in Turtle Dunes, a little beach front community just north of Scallop Cove. This is a 60′ wide gulf front lot under contract since the first week of October with a list price of $275,000, and appears to be a bank-owned property though it isn’t identified as such in the MLS. According to county records, the seller acquired it from the developer through foreclosure. On Monday it went for $299,000.
Just two new contracts to look at, the first of which we saw here previously in early September when it had a contract that subsequently failed. It’s an absolute gem of a property, a 9 1/2-acre bay front parcel with 830′ of waterfront. Overlooking the bay is this impressive 8-bedroom, 6 1/2-bath, 5,144 square foot fixer-upper of a home. This bank-owned stunner is under contract once again with a list price of $998,000.
We’ll head down to the south side of the Cape for our second sale, an interior lot on Mercury Lane in Surfside Estates near The Sand Box BBQ & Grill. This 124′ by 110′, third of an acre bank-owned lot is listed for $49,900.
