I hope you had a terrific Thanksgiving with family and friends. It was a gorgeous day here on the Cape, cool, sunny and clear. Lots of people here for the holiday, with this traditionally being when our many absentee owners who rent their homes block this week out for them and their families to use. Even with travel, turkey, football and fishing on visitors’ minds, we still managed to carve out three sales and serve up two new contracts, one price change, and three new listings. Accordingly, virtually no change in our inventory, adding only one to close at 263, ending the week with 85 homes and 178 lots listed for sale in the Cape San Blas, Indian Summer, and the C-30 Corridor market.
The first of our three sales is an absolute gem of a property, a 9 1/2-acre bay front parcel with 830′ of waterfront. Overlooking St. Joe Bay is this impressive 8-bedroom, 6 1/2-bath, 5,144 square foot fixer-upper of a home. This bank-owned stunner went under contract on the 6th of November with a list price of $998,000, and closed on Tuesday for $817,000 cash.
Less than two miles further south on Cape San Blas Road, our second sale is a 2-bedroom, 2-bath, 780 square foot gulf view beach cottage that was listed for $279,000. It’s located in Turtle Dunes which features deeded gulf access for owners and a community pool. The cottage was built back in 1991 and the sellers picked it up in late 2003 for $275,000. On Wednesday the new owners picked up the keys at closing for $259,00 cash.
Our third and final sale is in idyllic Indian Summer at Indian Pass. It’s a short sale first tier lot measuring 68′ by 170′ listed for $69,000. The sellers bought it in late 2004 for $415,000. This is such a pretty and peaceful little subdivision tucked away off the curve at Indian Pass Road. On Wednesday my savvy buyer took title to this gem for $62,450 cash.
All of our action this week was on the Cape, all three sales and both contracts, the first one of which is in Barrier Dunes where buyers penned a contract on this 3-bedroom, 3-bath, 1,377 square foot interior townhouse listed for $239,000. The sellers bought it from the developer when it was built in 2002 for $198,200, which in inflation-adjusted dollars is the equivalent to $258,945 today.
We’ll travel down to the south side of the Cape for our other sale, a lovely half-acre gulf front lot with 50′ on the beach front listed for $249,000. The sellers bought it in early 2011 for $185,000. Prior to that it had sold in 2004 for $625,000 after having sold just seven months earlier for $487,500.
