I guess everyone’s been shopping for Christmas gifts rather than real estate as we had one of the quietest weeks I can remember in a very long time, with no closings and only two new contracts. Sellers added three new listings and changed prices on three others. Our inventory managed to melt a few away closing the week at 261, with 83 homes and 178 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market MLS.
The first of our two new contracts is on a bank-owned gulf front Barrier Dunes townhouse that went up for auction bidding between November 29 and December 3. This 2-bedroom, 2 1/2 bath townhouse appears to be in good repair on the inside but the spacious decks overlooking the gulf are in serious need of repair and/or replacement according to an inspection report. The list price was $219,600, and the winning bid went to $378,500. The last time it sold in early 2006 it went for $580,000.
Our other contract takes us out along the C-30 Corridor heading east towards the Indian Pass Bar to Treasure Shores where we have a 75′ wide by 320′ deep gulf front half-acre lot listed for $299,000. Ironically, this property also last sold for $580,000 but in mid-2009. The lot has an aeration septic system, power, and community water tap in place, and the covenants allow for an RV to park for 30 calendar days each year. The sellers have it under contract with a list price of $299,000.
