Wrapping presents and holiday parties apparently filled most peoples’ schedules this week as real estate was relatively quiet, though we did manage to close one sale, add three new contracts and six new listings. but no price changes. Our inventory grew by two, ending the week at 268 with 88 homes and 180 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor markets.
Our solo sale is on the north end of the Cape in Sunset Pointe where we have a 78′ wide gulf front lot under contract since early April as a short sale with a list price of $279,000. The sellers paid $826,000 for it in early 2003, and now, after eight months of waiting for bank approval of the sale, the parties finally went to closing on Monday with a sale price of $326,500, 17% above list.
We’ll begin our review of this week’s three new contracts with this 107′ by 102′, quarter-acre, gulf view “X” zone lot listed for $88,500. It’s located on Seahorse Lane in Feather Sound, one of the early subdivisions on the Cape. There are no HOA fees, and all of the properties include deeded gulf access. The sellers bought it back in 1997 for $19,000. They’re including a sewer tap in the purchase price.
About half a mile further our second contract is on a circa 1986 2-bedroom, 2 1/2-bath, 1,120 square-foot unit in Cape Shoals, a complex adjacent to the north side of Cape Palms Park. The sellers have owned it since mid-2001 when they purchased it for $190,000 and put it under contract Friday with a list price of $259,900.
Our third and final contract takes us off the Cape and over to Gulf Pines where this bank-owned 3-bedroom, 2-bath, 2,050 square foot gulf front home went under contract on Monday with a list price of $424,900. Built in 1986, it is in need of some TLC and updating, and is being sold As Is.
