Santa visited the Forgotten Coast while making his rounds this week and brought two lucky people a place to call their own at the beach. One bargain hunter wrote up a contract, five owners listed their properties while five others opted for price changes. Our inventory inched up by four, closing the week at 272, with 91 homes and 181 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market.
The first of our two sales has us beginning as we so often do on the north end of the Cape in Barrier Dunes where this 3-bedroom, 3-bath, 1,344 square foot townhouse went under contract back in July as a short sale with a list price of $199,000. The sellers bought it in early 2002 for $179,900 and fixed it up turning it into a decent rental property. The lender finally approved the sale and closed this week for $190,000 cash.
For our second sale, we’ll travel east along C-30 towards Indian Pass Raw Bar where about half a mile past Cape San Blas Road on the right side of the road is a little subdivision called Indian Palms. Last month buyers stroked a deal on a50′ wide, half-acre gulf front lot listed for $217,500. The MLS notes don’t indicate it as being a short sale even though according to county records the sellers paid $680,000 for it in the summer of 2004. This property is also in a FEMA-eligible area, and there should be ample room for the new owners to build their home entirely within an X-zone. On Monday it closed for full list price.
We’ll head down to the south side of the Cape for our one new contract which is on a 50′ wide by 1,138′, 1.3-acre gulf front lot with an asking price of $285,000 . The sellers bought it in October 2012 for $215,000.
