Happy New Year! I hope your holidays were filled with fun and are now the stuff of fond memories. I had a wonderful time here on the Cape celebrating with friends and neighbors, but am glad to see the new year begin and anxious to get back underway with the normal routine. Our inventory fell more dramatically than the ball in Times Square, dropping a total of 23 listings or over 8%, to close the year at 249, with 84 homes and 165 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market. The end of the year saw a little flurry of activity, as we closed four sales and wrote up two new contracts, added one new listing, and changed prices on six others.
The first of our four sales is in Barrier Dunes where new owners closed on this 3-bedroom, 3-bath, 1,377 square foot interior townhouse listed for $239,000. The sellers bought it from the developer in 2002 for $198,200, which in inflation-adjusted dollars is the equivalent to $258,945 today. They turned over the keys on Wednesday to the proud new owners for $225,000.
We’ll head south on the Cape about three miles for our second sale, a 4-bedroom, 3 1/2-bath, 1,904 square foot gulf front home on Sugar Loaf Lane, a little bit north of Scallop Cove. It is situated on a 50′ wide lot and has an in-ground pool overlooking the gulf. The seller listed it a little over a month ago for $699,000, and sold it on Monday for $655,000.
Next up is is a 3,666 square foot, 5-bedroom, 4 1/2-bath gulf front home in Cape Isle Preserve down near the rocks at Stumphole. It went under contract in late October with a list price of $699,000; in 2004 the lot alone sold for $650,000. On Monday it closed for $625,000.
Our fourth and final sale takes us out along the C-30 Corridor heading east towards the Indian Pass Raw Bar to Treasure Shores where we have a 75′ wide by 320′ deep gulf front half-acre lot listed for $299,000. It last sold last sold for $580,000 in mid-2009. The lot has an aeration septic system, power, and community water tap in place, and the covenants allow for an RV to park for 30 calendar days each year. It went under contract December 1st with a list price of $299,000 and closed on the 30th for $275,000.
Neither of our two new contracts are on the Cape. The first is a circa 1982 3-bedroom, 3-bath, 1,222 square foot beach cottage nestled on a 100′ wide gulf front lot in Gulf Pines listed for $599,000. The sellers bought the home in early 2008 for $580,000. Gulf Pines is a FEMA flood insurance eligible area.
Our other sale is out on Palm Avenue in Indian Pass where we have this fun and funky little 2-bedroom, 2-bath, 1,168 square foot beach retreat built in 1987 listed for $299,000. With decks galore, you can keep the party outside at this little cutie, and her upper decks offer great gulf views.
