No need to look at the calendar this week to know it is winter. Luckily, after a string of cold, cloudy days, Florida sunshine has finally retaken the reins and is steering us towards warmer, sunnier days in the coming week. The clouds couldn’t dim our market, as we still managed to close one sale and write up three new contracts, enter twelve new listings, and pen one price change. Our inventory swelled by seven, closing at 255, with 87 houses and 168 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market. Let’s see which properties moved.
Our solo sale is this 107′ by 102′, quarter-acre, gulf view “X” zone lot that went under contract in mid-December with a list price of $88,500. It’s located on Seahorse Lane in Feather Sound, one of the early subdivisions on the Cape. There are no HOA fees, and all of the properties include deeded gulf access. The sellers bought it back in 1997 for $19,000, and sold it on Tuesday for $75,000, a price which included a new sewer tap.
The first of our three new contracts is down by the rocks at stumphole; it’s a 3-bedroom, 3-bath, 1,876 square foot gulf front home built in 2012. The sellers bought it the following year in August 2013 for $400,000, and have it under contract with a list price of $489,000.
Our next two contracts are both off the Cape, the first being a bank-owned lagoon front lot out on C-30 about a mile or so east of the Indian Pass Raw Bar. The previous owners bought it in 2000 for $49,000, or $67,363 today in inflation-adjusted dollars. Today the bank has it under contract with a list price of just $30,000.
Our third and final new contract finds us out along the quiet stretch of beach at Indian Pass in a little community called The Reservation. Here we have a 50′ wide by 320-foot deep, one-third acre gulf front lot under contract with a list price of $169,900. It’s not listed as a short sale even though county records indicate it last sold in mid-2005 for $825,000.
