What a gorgeous week it has been – warm, sunny days, crystal clear blue skies, and calm, emerald gulf waters. A perfect week to claim a little piece of this paradise for your own, and a number of folks did just that. We closed five sales, wrote up three new contracts, and listed eleven properties. Two sellers decided to try a price adjustment. Our MLS inventory grew by eight, closing the week at 267, with 85 homes and 182 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market. Let’s take a look at what’s moving.
Our review of this week’s five sales begins with this irregularly shaped, three-quarters of an acre first tier lot at The Bluff at Secluded Dunes went under contract the first week of April with a list price of $99,000. It’s a prime example of just how much market appreciation was wiped out when the real estate market corrected. These sellers bought the lot in early 2001 for $145,000, equal to $192,000 today in inflation-adjusted dollars, and sold it on Tuesday for $94,000.
Our second sale is on Tiffany Beach Road just a bit north of Scallop Cove. Buyers liked this 4-bedroom, 4-bath, 3,129 square foot first tier home listed for $634,000. The sellers bought this lovely home this time last year for $578,200, and turned over the keys at closing to the happy new owners for $607,000.
Here we are on the south side of the Cape in The Club at Cape San Blas for our third sale, an attractive 3-bedroom, 2 1/2-bath, 1,620 square foot townhouse style condo listed for $309,000. Built in 2004, the owners bought it in June 2005 for $499,900. This is a beautiful home with gorgeous heart of pine floors, granite counter tops throughout, and 10 foot ceilings. Lucky new owners claimed title to it on Tuesday for $305,000 cash.
A couple hundred feet further along Cape San Blas Road our next sale is an interior lot on Polaris Drive in Surfside Estate, It’s a 90′ by 122′, quarter-acre “X” zone lot listed for $64,000. The sellers bought it back in 2001 for $20,100, and sold it this week for $60,500.
Our fifth and final sale is over on Indian Pass . Here we have 4-bedroom, 4-bath, 3,060-square foot gulf front home listed for $759,500. This one has an interesting sales history, having sold in early 2010 for $1.36M, then again two years later to the current owners for $525,000, and on MOnday it went for $725,000.
Buyers wanted townhouses this week and that is what all three of our new contracts are on, beginning with this 3-bedroom, 3 1/2-bath, 1,692 square foot unit up in Seacliffs. This home is located by the gulf end of the pool, with easy access to and wonderful views of the gulf. The sellers bought it back in 2001 for $272,500 and put it under contract last Saturday with a list price of $299,000.
Our second new contract is next door in Barrier Dunes where this 2-bedroom, 2-baht, 1,152-square foot end-unit went under contract on Monday with a list price of $205,000. In March of 20111 the sellers paid $125,000 for it in a distressed sale. They’ve furnished it and done an awesome renovation on the interior since then.
Out third and final new contract is on another end unit, this one a 2-bedroom, 2-bath, 1,120 gulf front townhome at Cape Shoals listed for $249,000. The sellers bout it in mid-2009 for $210,000.
