What a wonderfully busy Memorial Day Weekend we had – great to see so many families here enjoying our gorgeous beaches, and the weather couldn’t have been more perfect for the traditional launch of summer. That beach was selling itself as we had four sales and six new contracts. Sellers listed four new properties and changed prices on five others. We whittled five off of the inventory, closing the week at 262, with 85 homes and 177 lots listed in our MLS in the Cape San Blas, Indian Pass and C-30 Corridor market.
Our tour of this week’s four sales kicks off on the north end of the Cape in Seacliffs where back in mid-April sellers accepted a contract on their 4-bedroom 4 1/2-bath, 1,944 square foot model listed for $283,900. In mid-2005 it sold for $585,000. On Friday it was sold furnished and turn-key ready for $265,000.
Sale number two is about a mile to the south in Ovation where this 4-bedroom, 3 1/2-bath, 2,143 bay view home went under contract April 22nd with a list price of $449,000. It’s a vacation rental property built in 2012 on a second tier, corner lot the sellers bought in 2011 for $50,000. Happy new owners picked up the keys at closing on Friday for $459,000, paying $10,000 for the furnishings.
Our third sale is out along C-30 past the Indian Pass Raw Bar. It’s a 0.64 acre lot with 75′ fronting beautiful Indian Pass Lagoon, approximately 370′ deep, and while sporting an attractive asking price of a mere $36,000, the buyers did even better than that taking title for $30,750 cash.
Our fourth and final sale is a 90′ by 308′, 0.64-acre canal front secluded beauty of a lot over on Painted Pony Road at Indian Pass. This FEMA-eligible property was listed for $70,000, and last sold in early 2004 for $80,100. This week it went for $65,000.
Now on to our crop of six new contracts starting off on the north end of the Cape on the bay side where we have a 60′ by 552′ bay front lot adjacent to the state park under contract with a list price of $250,000. This listing was added the same day the sellers put it under contract. The property is a portion of a 5-acre parent parcel with 423′ of waterfront the sellers purchased in mid-April for $400,000.
We return to Ovation for our second contract where buyers penned a deal on this 48′ wide gulf front lot listed for $375,000. The sellers bought it in May 2012 when the developer slashed prices to move a lot of inventory off of their books and sold this one for $135,000.
Tiffany Lane is about two miles south of Ovation and here we have a contract on a 3-bedroom, 2 1/2-bath, 1,620 square foot gulf front home listed for $625,000. It’s situated on a 50′ wide lot located in a VE flood zone. The sellers bought it as a brand new home in January 2001 for $460,000.
Buyers couldn’t resist the lure of those emerald green waters and wanted gulf front this week, with our fourth contract fronting the sandy beach down towards the rocks near Stumphole. This 110′ wide lot is listed for $239,000. It sits seaward of the CCCL line so will require DEP permitting in order to build. The sellers have a received a 15′ setback from the road variance from the county. They paid $460,000 for the property in June 2004.
We’ll head on down to the south side of the Cape now for our next contract, which is on this comfy 3-bedroom, 2-bath, 1,568 square foot gulf view home on Pebble Beach Drive listed for $349,900. It’s owner-occupied, very well maintained and has a pleasant distant view of the gulf from the decks. The sellers bought the lot alone in 2001 for $48,500.
No, this isn’t a shot of a lunar landing site, it’s Villa del Sol, a remnant from the real estate bubble peak when developers did this project on acreage spanning from gulf to bay. They bulldozed from the road to the gulf, sank a fortune into infrastructure and advertising, then went bust, only managing to sell about a half a dozen lots before doing so. This is one of those lots. The sellers bought it in the summer of 2005 and have it under contract with a list price of $39,900. Villa del Sol was bought by a group of investors about two years ago so hopefully they will be able to breathe new life into the project.
