The Cape was a quiet place this week with fewer visitors, but among those numbers were a few interested buyers who closed five sales and wrote up three new contracts, so that’s a good week in my book. Sellers added five new listings, and put new price tags on five others. Our inventory remained unchanged, closing once again at 261, with 78 homes and 183 lots listed in the MLS in the Cape San Blas, Indian Pass and C-30 Corridor market. Let’s take a look at what’s moving.
We’ll kick off our review of this week’s five sales on the south side of the Cape in Piney Woods on McCosh Mill Road where buyers took title to this 3-bedroom, 3-bath, 1,728-square foot first tier home. The sellers bought the “X” zone lot from the developer back in 2001 for $141,000. They listed the home on the first of September for $438,000, had it under contract a week later, and closed on Monday for $400,000 even.
Our second sale is just a few blocks away from Piney Woods on Pebble Beach Avenue in the Boardwalk Subdivision. Buyers paid $62,000 for this 78′ by 103′ “X” zone lot listed for $69,500 that the sellers have owned since 1999. Boardwalk is a quiet residential neighborhood of handsome homes and a lovely community pool area overlooking the Gulf.
Sales three and four are off the Cape over in Treasure Bay beginning with this 103′ by 220′ first tier bay view lot under contract since late last month with a list price of $49,800. The sellers bought it in September 2013 for $32,000, and sold it on Monday for $45,000. This is a quiet little residential subdivision off of C-30 roughly a quarter mile north of Cape San Blas Road. It is a FEMA eligible area, and all of the properties have deeded bay access.
The other Treasure Bay sale is also a first tier bay view lot, this one listed for $54,900. The sellers bought the property in 2003 for $82,500 and sold it on Monday for full list price of $54,900.
Our fifth and final sale is a bank-owned gulf front fixer upper on Canoe Lane out towards Indian Pass. This was an auction sale which entered the bidding with a list price of $284,900, but when the bidding came to an end and the dust settled, the buyer who emerged victorious had a winning price of $273,000, about what the land is worth.
The first two of our three new contracts are up in Barrier Dunes, starting with this 2-bedroom, 2 1/2-bath, 1,377 square foot park view townhouse under contract with a list price of $215,000. The sellers bought it in late 2003 for $195,000.
The other Barrier Dunes townhouse is also 2-bedroom, 2 1/2-bath and 1,377 square feet, this one on Parkside and listed for $219,000, below the $220,000 the sellers paid for it in November 2007.
Our third and final new contract is on a third tier, gulf view lot on Sanuk Drive, up in the vicinity of Coneheads Restaurant. The sellers have the 101′ by 163′ parcel listed for $89,000; from what I can tell, it’s part of a minor replat from a larger parcel so I don’t have a value for what the sellers acquired it for.
