Cape San Blas Real Estate Week in Review - Oct. 31 - Nov. 6, 2015

For Sale Sold SignHmmmm . . . back to back slow weeks. I know two weeks does not a trend make but it is worth keeping an eye on. We had one sale that closed this week and one other closing that showed up in the MLS that actually closed on October 26th that the listing agent didn’t update until Tuesday (big no, no), so in reality, only one closing this week, and only three new contracts, two of which are contiguous lots obviously submitted by one buyer, so really only two new contracts. All the action was with new listings, with sellers adding ten properties to the mix, and changing prices on three others.  Our inventory went back up by three, closing the week at 260, with 79 homes and 181 lots listed for sale in Cape San Blas, Indian Pass and C-30 Corridor MLS market.

Cape San Blas Beach Cottage Under Contract October 2015 with List Price of $179,900

Our one sale that actually closed this week  is on Jamaica Drive behind The Tradin’ Post.  It’s a 2-bedroom, 1-bath, 520 square-foot cottage built in 1988. The sellers bought it last summer, July 2014, for $165,000, listed it in April for $189,000, dropped that price in July to $179,900 and now have sold it for $168,000.

Cape San Blas Interior Lot at Jubilation Sold October 2015 for $43,000

The sale that was entered late is an irregularly shaped interior lot on the south side of the Cape in Jubilation that last sold in late 2004 for $335,000. This time around the 0.12 acre parcel was listed for $49,900 and sold for $43,000.

Lots at Shallow Reed

We’re over off of C-30 in the Simmons Bayou area for the first two of our three new contracts. Buyers negotiated a deal on two adjacent lots in The Village Phase of Shallow Reed, a subdivision not far from Presnell’s boat launch and the St. Joe golf course. Back in 2006 they sold for $100,000 each. Wednesday they went under contract with list prices of $24,500 apiece.

Gulf Front Lot at Indian Pass Under Contract November 2015 with List Price of $195,000

The other contract is on a 58′ wide by 577′ deep gulf front lot over on Indian Pass listed for $195,000. The seller bought it in mid-2000 for $180,000.
