Even though people may have had shopping for turkey and trimmings on their minds this week they nonetheless took time out to shop for real estate. We closed four sales and wrote up three new contracts. Sellers added nine new listings, and changed price tags on seven others. With all those new listings and so few new contracts, our inventory swelled by four, closing the week at 262, with 83 homes and 179 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market.
The first two of our four sales are townhouses located on the north end of the Cape in Seacliffs, beginning with this 4-bedroom, 4 1/2-bath, 2,007 square foot unit listed for $269,000. The sellers bought it from the developer back in 2002 for $360,000, and first put it on the market in late 2008 with a list price of $495,000. This week they turned over the keys at closing for $257,000.
Just last week buyers penned a contract on this 4-bedroom, 4 1/2-bath, 2,007 square foot gulf view townhouse listed for $259,900. The sellers bought it in April 2013 for $205,000; the people they bought it from paid $336,900 for it back in 2002, and sold it on Friday for $252,600 cash.
Our third sale is a gulf front townhouse on Nassau Lane in Cape Shoals listed for $269,000. The sellers got a heck of a deal on this property back in early 2011 when they picked it up at a bank sale for $155,900. They did a great renovation and updated the furnishings and were rewarded for their efforts on Wednesday picking up a check at closing for $260,000.
We’ll travel about half a mile south for our fourth and final sale which is in Seagrass. This 4-bedroom, 4-bath, 3,324-square-foot gulf view home went under contract in late September with a list price of $647,500. It is situated on an “X” zone lot, and has an in-ground pool. The sellers bought it in late 2008 in a bank sale for $550,000 and turned a nice profit this week closing for $618,000.
The first of our three new contracts is a mixed-use residential-commercial lot on the corner of Cape San Blas Road and Aruba Drive. The 81′ by 122′, quarter-acre, “X” zone lot last sold in November 2009 for $50,000, and went under contract on Friday with a list price of $125,000.
Our second new contract is on the south side of the Cape in Jubilation. Here an 80′ by 50′, o.o9-acre, “X” zone lot went under contract with a list price of $59,000. It’s not listed as a short sale even though the sellers bought it for $450,000 in November 2004.
Our third and final contract is on a bank-owned 3-bedroom, 3 1/2-bath, 2,030 square foot home on Pluto Avenue in Surfside Estates, next door to Boardwalk subdivision. The lot alone sold in early 2003 for $120,000, and the home was built in 2005.
The clouds moved out on Friday and our forecast through Thanksgiving weekend is for clear skies and plenty of sunshine with daytime temps in the high 60’s, so it looks like a gorgeous week shaping up.
