The Thanksgiving week visitors have gone, so there have been far fewer people around the Cape since last Saturday, but we still had a good week, especially for this time of year when things typically start slowing down a bit. We closed two sales and wrote up three new contracts, added three new listings, and entered one price change. Our inventory shed four, closing at 257, with 78 homes and 179 lots for sale in the Cape San Blas, Indian Pass and C-30 Corridor Market. Let’s take a look at what’s moving off the shelves.
The first of our two sales is up in Barrier Dunes, where this 2-bedroom, 2 1/2-bath, 1,377 square foot park view townhouse went under contract in late October with a list price of $215,000. The sellers bought it in late 2003 for $195,000, and sold it on Tuesday for exactly that – $195,000.
Our second sale takes us about two miles down the beach to Cape Shoal where this one a 2-bedroom, 2 1/2-bath, 1,120 square foot gulf front unit went under contract in early November with a list price of $289,900. In 2008, it sold for $287,500, and today’s sellers bought it in December 2013 for $275,000, which is precisely what it sold for on Friday.
The first of our three contracts is in Cape Breezes, one of the earliest subdivisions on the Cape, platted in 1982. It’s just south of Ovation. On Monday, buyers fell in love with this 3-bedroom, 3-bath, 1,888 square foot gulf view home on the bay side of Cape San Blas Road. It’s situated on a half-acre, X zone lot the sellers bought in April 2004 for $200,000.
Contract two is on a bank-owned, gulf-view, “X”-zone lot in Seagrass listed for $82,900. The quarter-acre property last sold in 2011 for $215,000.
Over on C-30 , sellers accepted an offer on their 2-bedroom, 2-bath, 1,348 square-foot, gulf front townhouse under contract with a list price of $299,000. It’s located in Indian Pass Villas, which was built around 1984. The sellers bought this unit in the summer of 2012 for $250,000
