2016 continues off to a strong start roaring along this week with three sales, six new contracts, twenty new listings (many of which are returning after having expired at the end of December) and six price changes. Our inventory grew by eight, coming in at 243, with 72 homes and 171 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market. We have a lot of territory to cover today so let’s get right to it.
The first of our three sales is up on the north end of the Cape in Seacliffs where shoppers were attracted to this 4-bedroom, 4 1/2-bath 1,944 square foot unit listed for $259,000. Built in 2000, the sellers bought it in January 2001 for $240,000, and turned the keys over to the new owners on Thursday for $249,000.
Our second sale is in Peninsula Estates, a subdivision about a half mile south of the entrance to the State Park. Back in early December buyers had their offer accepted on this 4-bedroom, 3-bath, 2,000 square foot coastal home listed for $409,000. Built in 1988, the sellers have done impressive renovations updating it into a very attractive home. It is situated on a quarter-acre “X” zone lot on the gulf side of Cape San Blas Road; each of the properties in this community comes with deeded gulf and bay access. On Tuesday, the happy new owners picked up the keys at closing for $389,000.
Our third and final sale is a bank-owned serious fixer upper in need of a LOT of TLC on the south side of the Cape. Multiple buyers submitted offers on this 3-bedroom, 3-bath, 2,324 square foot circa 1984 gulf front house in Cape Dunes listed for $240,000. The previous owner bought it back in 2001 for $126,000 and it doesn’t look as if it has been maintained much since then. The winner of the online auction took title for $253,000.
We’ll launch into our review of this week’s six new contracts up on the north end of the Cape in Sunset Pointe, where buyers penned a deal on this gorgeous 70′ wide gulf front lot listed for $499,900. The sellers picked it up at a bank sale in 2010 for $300,000. Prior to that, it sold back in 2004 for $850,000.
Next up is a pre-construction contract for a 4-bedroom, 3 1/2-bath, 2,100 square foot home on a first tier lot on the southern end of the peninsula in Cape Isle Preserve near the rocks at Stumphole. The package deal is offered in the MLS for $499,000. The sellers bought the lot in a bank sale in mid-2014 for $60,000.
Contract number three takes us to the south side of the Cape where this 185. by 330′, e.40-acre bay front lot went under contract on Wednesday with a list price of$175,000. The sellers bought it in the summer of 2004 for $450,000.
We’re heading off the Cape, traveling on C-30 about a half mile north of Cape San Blas Rd. to Treasure Bay where this bay view, 101′ by 220′, half-acre corner lot caught a buyer’s eye with its $59,000 price tag. All of the lots in this subdivision have deeded bay access. The sellers bought the property in 2011 for $25,000 from folks who paid $225,000 for it in 2004.
Let’s circle around and travel east on C-30 over to Waters Edge, about a quarter-mile past Cape San Blas Road. Here a 3-bedroom, 2 1/2-bath, 2,076 square foot home tucked away back under a canopy of oaks went under contract on Monday sporting a $369,000 price tag. The sellers bought the lot in 2002 for $96,000 and built the home in 2004.
We’ll wrap up this week’s review over on Indian Pass with this 100′ by 525′, 1.2-acre gulf front lot that went under contract on Wednesday with a list price of $425,000. The family has owned this property for a very long time so no sales history on it.
