Seems everyone in Georgia was on Spring Break this week and having a great time here on the Cape. The weather has been awesome and business is booming. We closed four sales and wrote up six new contracts. I’m proud to say our Coastal Realty Group team participated in every one of those four sales. Way to go team CRG! Sellers hung For Sale signs on ten new listings and changed prices on nine others. Let’s take a look at all the action.
The first of this week’s four sales is in one of the most beautiful areas of the Cape, Sunset Pointe, a lovely gulf front subdivision up beside the state park. The dunes and beach that line this gated community are just magnificent. You can’t blame someone for falling in love with this roughly half acre lot featuring 90′ of gulf frontage. This piece of paradise sold in 2005 for $1.4M, then again in early 2007 to the current owners for $975,000. In mid-February it went under contract with a list price of $499,900, and on Friday the happy new owners took title for $450,000.
In nearby Barrier Dunes, buyers fell in love with this 2-bedroom, 2-bath, first tier townhouse with great views of the gulf and the pool overlooking the gulf. The sellers bought it in January 2012 for $145,000 and set about doing a serious renovation, painting through out, all new appliances, new furnishings and a number of custom upgrades. They listed it in December 2013 for $290,000, and accepted an offer on it in early March. On Friday the new owners’ beach dreams came true when they picked up the keys at closing for $285,000
About a mile south in Cape Breezes, a subdivision on the south side of Ovation, there was a bank offering in February on this 3-bedroom, 2-bath, 1,496 square foot gulf front home built in 1984. The beauty of this place is that it’s not only located in a great little community with no HOA or HOA fees, it is also situated on a 102′ wide gulf front lot, hard to find any more on the Cape. The bank intentionally listed this at an irresistibly low price of $499,900 to encourage offers and their strategy definitely worked. Within just a few days of it hitting the MLS they had nine offers in hand. The winner of that bidding war emerged victorious this week for $601,000.
Next we’ll head down to the south side of the Cape to the gated community of Southbeach where this quarter-acre, gulf view, X-zone lot went under contract three weeks ago with a list price of $89,900. The sellers bought it in mid-2014 for $54,800, and turned a tidy little profit this week closing for $75,000.
Now on to our six new contracts, returning once again to Sunset Pointe, this time focusing on a quarter-acre interior lot listed for $42,500. The sellers bought it from the developer in late 2014 for $34,000.
Back down on the south side of the Cape in Surfside Estates, a newly listed 3-bedroom, 2-bath, 1,480 square foot home with an in-ground pool and in the “X” zone went under contract with a list price of $429,900. The sellers bought the lot in 2011 for $45,000 and started building shortly thereafter.
We’re travelling off the Cape heading over to the Simmons Bayou area where buyers penned an offer on this handsome 3-bedroom, 3 1/2-bath, 3,090 square foot home tucked away on 257′ feet of bay front and surrounded by 5.73 acres. Hard to believe but the owners picked up that large parcel of land back in 1984 for a mere $50,000. They have this home under contract now with a list price of $699,000.
Heading east along C-30 contract number four is on a 105′ by 215′, half-acre lot in Treasure Bay listed for $37,000. The sellers bought the property in 2001 for $24,500, roughly $33,000 today in inflation-adjusted dollars.
This next contract is over in Money Bayou on Sweetwater Drive where buyers made a wise choice writing up an offer on this 50′ wide, half-acre gulf front lot listed for $278,000. This is a terrific area along the south-facing beach and is a FEMA-eligible. The sellers bought the property in late 2009 for $109,900.
We’ll wrap things up today over in Indian Pass where another recently listed property went quickly under contract with a list price of $79,000. This is a 2.32-acre lagoon front parcel near the boat launch at the tip of the peninsula. It’s a pretty setting with what appears to be a fair amount of wetlands.
