We just keep chugging along cranking out the real estate sales. This week we closed eight sales and wrote up five new contracts, added five new listings, but only made one price change. Our inventory hardly changed at all, shedding but one, closing the week at 265, with 87 homes and 178 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS. We have a lot of territory to cover, so settle in, make yourself comfortable, and let’s get rolling.
We’ll kick off our review of this week’s eight sales up in Sunset Pointe with a quarter-acre interior lot listed for $42,500. The sellers bought it from the developer in late 2014 for $34,000, and signed it over to the new owners on Thursday for $41,000.
In nearby Barrier Dunes is a 2-bedroom, 2 1/2-bath, 1,377 square foot pond-front townhouse on Sandpine Drive under contract with a list price of $279,000. The sellers bought it in 2007 for $335,000, and the happy buyers picked up their keys at closing on Tuesday for $262,000.
Down the road a bit in Ovation, our third sale is a gulf view, bank-owned, first tier lot listed for $169,900; it last sold in 2005 for $775,000. New owners took title on Monday for $150,000. All of the first tier lots in Ovation are completely in the “X” zone. They decided to make the purchase after wanting to build their own home in a prime location, they said they already had an idea of what they wanted after seeing plans from The House Plan Shop. They will begin building soon.
Clipper Way has been a happening place lately. It’s the site of our next sale, a 3-bedroom, 2 1/2-bath, 1,560 square foot gulf front home listed for $674,900. The home was built in 1999, and has changed hands a few times since then; in 2004 it sold for $775,000. The sellers bought it bought it in December 2009 for $460,000, and realized a nice return on that price closing on Monday for $672,000.
Buyers were loving waterfront this week, with half of our sales all fronting the gulf. Down near Scallop Cove in Clifton Place, sellers closed on their 5-bedroom, 4 1/2-bath, 4,094 square foot home centered on 50? of Cape San Blas’s sugar white sand. They bought the home in the summer of 2004 for $1.25M, had it listed for $998,000, handed over the keys on Monday for $800,000 cash.
Sale number six is down to the south side of the Cape. It’s a bank-owned property, a 4-bedroom, 2 1/2-bath, 2,122 square foot gulf view home on Plover Drive in San Blas Plantation listed for $384,900. This home was built in 2005 and has a nice in-ground pool, outdoor spa and tiki bar. New owners took title Thursday with a full price closing at $384,900.
We’re heading off the Cape and travelling east along C-30 over to Money Bayou where this 50? by 464?, half-acre gulf front lot on Sweetwater Drive has been under contract since early March with a list price of $239,000. That price includes DEP permitting and house plans from F & B Builders. The sellers bought the property in late 2013 for $207,500, and sold it this week for $236,000. Ten years ago in December 2003 it sold for $504,000.
Our eighth and final sale is a 58? wide by 577? deep gulf front lot on Indian Pass listed for $195,000. The seller bought it in mid-2000 for $180,000, and didn’t waiver on his asking price, closing on Friday for $195,000.
The first of our five new contracts is a newly built gulf view home on Tampico Drive behind the townhouses at Cape Shoals. It has 5 bedrooms, 3 1/2 baths, in-ground pool, is located in the “X” zone, and is listed for $586,000.
Our second contract takes us to San Blas Plantation on the south side of the Cape where sellers accepted an offer on their 69′ by 169′, quarter-acre “X” zone lot listed for $44,900. Our office is in this subdivision on Cape San Blas Road. All the properties here include deeded gulf access. Back in 2005 this lot sold for $315,000.
We’re heading off the Cape again and out onto C-30 heading towards town. Here buyers penned a deal on a third of an acre lot across from the bay. The sellers bought it in mid-2004 for $149,000, and have it listed for $29,900.
Tucked away on 75′ of quiet gulf front on Canoe Lane in Indian Summer at Indian Pass is this handsome 2,400 square foot, 4-bedroom, 3-bath, gulf front home listed for $899,000. . The sellers bought it in 2009 for $825,000. Back at the height of the market in 2004 it sold for $1.5M.
Our fifth and final contract takes us towards the far end of the Indian Pass Peninsula to the lagoon side of Higgins Street in Indian Pass Beach subdivision. Buyers had their offer accepted on this 70′ by 115′ low-lying lot listed for $19,900. The seller bought it in 2001 for $4,500.
