We had a wonderful Independence Day celebration here along the coast with basically any home that could be rented occupied with happy visitors. The weather and water were fine and everybody seemed to have a really good visit. Only a few took time away from the fireworks and festivities to pursue real estate ventures, as we closed only three sales and wrote up four new contracts. Sellers added eight new listings (one of which is already under contract), and changed prices on nine others. Our inventory inched up by two, closing the week at 269, with 89 homes and 180 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS. Let’s see what caught buyers’ eyes.
The first of our three sales is in Ovation where shoppers penned a contract early last month on a bay view corner lot listed for $119,000. In mid-2014 the 80′ by 85′ lot sold for $65,000, and on Tuesday the parties closed for $102,000.
Sale number two is this appealing bay front lot just north of the tip of Pig Island. It is a half-acre parcel, partially cleared, with a driveway in place, a DEP-approved dock permit, and 65′ of waterfront. The sellers listed it for $214,900, and sold it for $205,000 cash.
Down on the south side of the Cape on Louisiana Lane not far from the Sand Bucket Smokehouse and Grille, sellers sold their 50′ by 517′, 0.57 acre gulf front lot for which they were asking $279,000. It wasn’t listed as a short sale even though county records indicate it last sold in mid-2004 for $640,000, and on Wednesday they signed it over to the new owners for $250,000 cash.
To kick off our review of our four new contracts we’ll head up to the north end of the Cape to Park Pointe where buyers penned a contract on this 90′ by 120′, quarter-acre, interior lot listed for $58,000. The seller bought it in January of 2015 for $46,000. Back in October of 2003 it went for $280,000.
In nearby Barrier Dunes, this recently listed 2-bedroom, 2-bath, 1,216 square-foot townhouse went under contract on Thursday with a list price of $295,000. This end unit has a great gulf view straight down the greenway.The sellers bought it in the summer of 2012 for $200,000 and have done a fantastic job of renovating it.
Down on the south side of the Cape in Jubilation a 50′ by 80′ gulf view lot went under contract on Friday, the same day it was listed, with a list price of $69,900. Back in October 2004 it sold for $450,000.
Half a mile or so down Cape San Blas Road in Two Palms, sellers accepted an offer on their lovely 4-bedroom, 4 1/2-bath, 2,573 square-foot gulf front home listed for $1.12M. It’s situated on 54′ of beach front. In August of 2007 it sold for $1.306M, and the current owners bought it in late 2012 for $1.22M.
That does it for this week. Our market continues to recover, so the time for standing on the sidelines as a buyer waiting for prices to go even lower has long passed.
