Had a great vacation but glad to be back on the Cape, tanned, rested and ready to get back to work. Closing agents were busy this week, closing five transactions, but Realtors wrote up only one new contract. Sellers added twelve new listings, and changed prices on five others. With all those new listings, our inventory swelled by eleven since last we met two weeks ago, closing the week at 271, with 99 homes and 172 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market. Let’s see what’s moving.
All five of our sales this week were cash deals, with the first two being up on the north end of the Cape in Barrier Dunes, starting off with this 3-bedroom, 3-1/2-bath, 1,888 square foot townhouse listed for $275,000. The unit was built in 2000 and the sellers bought it in 2007 for $317,500 and sold it for Monday for $245,000.
Our second sale in Barrier Dunes was this 3-bedroom, 3-bath, 1,377 square foot townhouse on Parkside listed for $189,900. The unit was built in 1985, and the sellers have had it since 1996 when they bought it for $67,500. It’s furnished with a fun and eclectic colorful mix of beach themed artwork and rich antiques, including a dining table used during the local filming in 1997 of Ulee’s Gold and signed by Peter Fonda. They turned over the keys to the new owners on Monday for $174,000.
In mid July, buyers had their offer accepted on this lovely 5-bedroom, 3-bath, 3,256 square foot home with a dock situated on over 100′ of waterfront. The sellers built the home in 1999 and have it listed for $749,900. It’s located in Peninsula Estates, one of the earliest subdivisions on the Cape, and it spans from bay to gulf with all of the properties conveying with deeded gulf and bay access. There are no HOA fees. The new owners took title on Monday for $662,910.
Our fourth sale is in Ovation where lately we’ve seen both a lot of interest and a lot of construction. Last month sellers accepted an offer on their third-tier bay view lot listed for $69,000 which they bought in mid-2013 for $31,900. They signed over the title to the new owners for $47,500 cash.
Our fifth and final sale is over in Gulf Pines where the parties closed on this 102′ by 244′, half-acre first tier lot listed for $149,900. Gulf Pines is a quiet residential community in a FEMA-eligible stretch along C-30. The new owners took title this week for $135,000 cash.
Our one and only new contract is on a gulf view lot four off the beach on Westwind Drive, just a bit south of Rish Park on the Cape. The seller is the owner/developer of the subdivision, Paradise Gulf – Paradise Bay, and has owned it since the early 90’s. All the lots in this community enjoy deeded gulf and bay access. This particular lot has been on the market since December with a list price of $149,900.
