September sales continue to roll right along as we logged another good week, with five sales, three new contracts, four new listings, and price changes on three others. Our inventory remains essentially unchanged, closing down just one at 264, with 91 homes and 173 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS.
The first of our five sales is on the north end of the Cape in Secluded Dunes where this 102′ by 372′, 0.85 acre first tier lot went under contract in mid-July with a list price of $139,000. The seller purchased this with a number of other parcels in mid-2000 so no individual sales data on this lot alone. He sold it on Tuesday for $120,000.
Is that a great view or what?! I never tire of the beauty of our beautiful teal coastal waters. On Tuesday happy new buyers claimed that view as their own when they closed on this 4-bedroom, 4 1/2-bath, 1,824 square foot home on Belize Drive. Built in 2002 on a half-acre lot, the sellers bought it in January of 2013, had it listed for $539,000, and sold it for $513,000.
Sale number four is a 110′ by 130′, one-third-acre interior lot in San Blas Plantation that went under contract the first week of August with a list price of $44,900. This subdivision offers deeded gulf access to each owner, and has a reciprocal agreement with the Eventide subdivision across the street with whom they share a bay access agreement. In December 2004 this lot sold for $240,000, and on Thursday it closed for $40,000.
We’ll leave the Cape and travel east on C-30 towards the world famous Indian Pass Raw Bar, stopping in Sweetwater Shores where buyers took to a 70′ by 195′, one-third acre second tier lot on the north side of C-30. The sellers bought it in a bank sale in early 2014 for $37,000, had it listed for $52,000, and sold it on Tuesday for $45,000.
Our fifth and final sale is this 4-bedroom, 3-bath, 1,886 square foot gulf front home in Treasure Shores listed for $899,900. The home was built in 1997 and is situated on a 75′ wide gulf front lot. It’s a popular rental property, generating a gross rental income last year of a very impressive $130,050. The sellers bought it in January 2009 for $625,000, and handed over the keys at closing on Friday for $875,000.
Yes, our gulf waters really look like that. The first of this week’s three new contracts is on the beautiful 3-bedroom, 3-bath, 2,205-square foot custom home in Ovation listed for $665,000. Every room affords spectacular gulf and/or bay views. Back in the summer of 2005 the developer got $450,000 for the lot alone. By 2012, it was a bank-owned property and today’s sellers picked it up for the bargain basement price of just $65,000.
Buyers were all about those water views this week. Our second sale is over in Gulf Pines and it’s on a 3-bedroom, 3-bath, 2,400-square foot first tier home listed for $549,000. It’s FEMA eligible and has a separate suite downstairs. The sellers have owned it since 1995 when they bought it for $130,000.
To wrap things up today we return to Treasure Shores where buyers had their offer accepted on this quarter-acre first tier lot. Treasure Shores is also a FEMA eligible neighborhood. The sellers bought it in early 2000 for $55,000, and went under contract last Sunday with an asking price of$149,900.
