Posting a day early as I’m going to be of of town Friday and Saturday. It has been fairly slow which doesn’t really seem surprising being the week before Thanksgiving when most people are busy with travel plans and menu planning. We managed to close three sales and secure two new contracts, though. No new listings, but we do have three price changes. Our inventory slipped three, closing out the week at 269, with 91 homes and 178 lots listed for sale in the Cape San Blas, Indian Summer, and the C-30 Corridor market.
Isn’t this a beautiful setting to kick off our review of our three sales? You’re looking at a 117′ by 413′ first tier lot in Secluded Dunes that went under contract back in July with a list price of $99,000. This gated community offers true seclusion, and all properties include deeded gulf access. The seller bought this in a multi-property purchase years ago so there is no meaningful recorded sales data for this parcel. On Tuesday he sold it for $90,000 with the buyer using conventional financing.
Our second sale is a gulf front condo in the Club at Cape San Blas down on the south side of the Cape. It’s a 1,397 square foot, 3-bedroom, 2-bath end unit listed just last month for $359,000. Monthly condominium fees are $500, which includes building and grounds maintenance, basic cable, sewer, trash pick up, and Liability/Fire and Wind insurance. The property appraiser’s site did not have info on when the seller bought it or for how much, but today’s buyers picked up the keys at closing last Tuesday for $350,00 .
We’re heading off the Cape heading out along C-30 about a mile and a half past the world famous Indian Pass Raw Bar to this little 1-bedroom, 1-bath, 768 square foot, cinder block cottage tucked back off the road on a lagoon front lot. This throw-back to the ’70s last sold in 2004 for $259,000, and went under contract back in July as a short sale with a list price of $49,900. It took a while for the bank and seler to come to terms, but they finally did, and on Thursday everyone went to closing with the new owner picking up the keys for $65,000.
Now on to our two new contracts, both on the north end of the Cape, starting off with a gorgeous rare entity, a 3.22 acre Bayfront lot right by the state park. It has 240′ of waterfront footage and is listed for $334,900. It’s located off of Blue Heron Drive, the street just to the south of Coneheads Restaurant.
Contract number two is in nearby Barrier Dunes where buyers stroked an offer on this 3-bedroom, 3 1/2-bath, 1,172-square foot townhouse listed for $258,900. The sellers bought it for a bargain back in 2013 as a bank-owned sale from FNMAE for $190,000. Back in 2004 it sold for $348,800.

You’ll have plenty of room to enjoy it, and there will be countless days ahead of turkey, dressing, and cranberry incarnations, but that delicious pie rarely sees midnight on the Thursday feast day.
