Looks like folks focused on last minute Christmas gifts this week and set the real estate list aside for the time being; we closed four sales and added but two new contracts, entered no new listings and lowered one price. Our inventory took another dip downward, shedding three, closing the week at 248, with 84 homes and 164 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market.
The first of this week’s four sales is near The Tradin’ Post in Feather Sound, with a 2-bedroom, 2-bath, 900 square foot gulf-view beach cottage built in 1990. This was originally one of six cottages located at Stumphole until Hurricane Opal washed them off their foundations in 1995 when the road washed out. All but one of the buildings survived intact and were relocated to various lots on the Cape and renovated. This one became a good little rental property and has an interesting sales history: in July 2003 it sold for $285,000 and then resold a year later in August 2004 for $438,000. The current owners bought it in 2012 for $210,000, and accepted an offer on it in September with a list price of $325,000. On Wednesday is closed for $321,000.
Our second sale is located about a mile further south along Cape San Blas Road. Here the parties closed on a 50′-wide gulf front lot just south of Scallop Cove listed for $325,000. This is one half of a 100′ lot the seller purchased in September 2014 for $234,000 and subsequently replatted into two 50′ lots. The new owners took title on Tuesday for $295,000.
Who wouldn’t be attracted to a gulf front condo on the Cape with a $299,00 price tag? Buyers penned a deal on this 3-bedroom, 2-bath, 1,176 unit in mid-September. The sellers bought it in late 2012 for $221,000, a real steal compared to the $515,000 it went for in in January 2005, and they sold it on Friday for $285,000. Somebody’s getting a beach front condo for Christmas!
Heading off the Cape now over onto C-30 to a gulf view lot on the north side of the road listed for $69,100. The 72′ by 193′, 0.32-acre lot was purchased by the sellers in February 2015 for $32,000. This was just posted in the MLS as sold this week, though the record indicates it actually closed on December 9th for $55,000.
Now on to our two new contracts beginning on the north end of the Cape. On Blue Heron Drive back behind Coneheads restaurant and just south of the state park boundary, buyers had their offer accepted on this 104′ by 208′ half-acre bay view lot listed for $55,000. The sellers have owned the property since 2001 when they bought it for $28,500.
To wrap things up today we’ll head out over onto C-30 heading towards Port St. Joe to this 100′ by 220′, half acre lot also listed for $55,000. Seems like we had a real market this week for $55,000 half-acre lots! According to the MLS notes, this one is situated more than a mile from the CCCL line and therefore under the Gulf County RV Ordinance rules is eligible for RV permitting. The sellers bought the lot in 2000 for $14,900.
That brings us up to date for the week. The weather forecast says Santa is set to bring us bring us warm sunny Christmas weather in the 70’s so it looks like a perfect beachy holiday is in store.
