2017 continues off to a strong start roaring along this week with three sales, five new contracts, a whopping sixteen new listings and four price changes. Our inventory gained eleven, closing at 244, with 71 homes and 173 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market. We have a fair amount of territory to cover today so let’s get right to it.
We’ll start are reviews of this week’s three sales on the north end of the Cape in Barrier Dunes with a 2-bedroom, 2-bath, 1,196 square foot townhome that went under contract January 16 with a list price of $287,500. This gulf view home was built in 1999 and sold that year for $126,700. This week the sellers accepted $265,000 for it.
Sale number two is a lot in Hibiscus fronting Cape San Blas Road on the bay side which wasn’t listed for sale in the MLS but was negotiated between the seller’s agent and a buyer directly. The seller is the daughter of the developer, and on Friday last week she accepted $80,000 cash for the property.
Our third and final sale is on Barbados Drive in Turtle Dunes where this lovely 3-bedroom, 2-bath, 2,198-square foot first tier home went under contract the 3rd of January with a list price of $659,000. This beautifully furnished home offers terrific gulf views through out, and is lovingly landscaped. The sellers purchased the lot in the summer of 2010 for $127,500, built the home in 2012, and handed over the keys to the new owner at closing on Tuesday for $630,000.
Now on to our five new contracts. We’ve seen a couple of multi-acreage gulf front offerings on the Cape recently, two of which went under contract last Saturday. There are not many of these deep 100′+ wide lots left any more. These two measure 102′ by 890′ each, span from the gulf to Cape San Blas Road, for a combined total of roughly 4.48 acres. They are offered for $1.3M each.
Down on the south side of the Cape in Surfside Estates, our third contract is on a newly built 4-bedroom, 3 1/2-bath, 1,680 square foot first tier home listed for $459,900. The sellers bought the lot in July 2015 for $129,000.
We’ll travel off the Cape onto C-30 heading west towards town pulling into Treasure Bay, the second subdivision on your left as you leave the Cape. Here buyers had their offer accepted on this handsome 3-bedroom, 4-bath, 2,830 square foot bay front home with 100′ of waterfront overlooking the southern end of the bay listed for $499,900. They bought it in early 2011 for $340,000.
We’ll wrap things up today over on Indian Pass where buyers fell in love with this brand new 4-bedroom, 3-bath, 1,800 square foot first tier home on which construction was just recently completed. The sellers bought the quarter-acre lot in March 2015 for $85,000.
