After a string of busy weeks, our market finally took a bit of a breather, slowing down the pace with four sales and three new contracts, six new listings and five price changes, two of which are price increases. Since we didn’t move much out of the inventory, it inched up by one, ending the week at 253, with 74 homes and 179 lots for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS.
We kick off our review of this week’s four sales in Planters Cove Drive, where this bank-owned, 50′-wide gulf front lot went under contract in mid-March just three days after it was listed for $299,000. In early 2006 it sold for $950,000, and last Thursday it sold for full list price of $299,000. This was a late entry into the MLS which is why it wasn’t covered in last week’s review.
Just a short stroll down the beach is Silent Sands, home to this cute little 2-bedroom, 2-bath, 1,064 square-foot gulf view cottage built in 1993. The sellers bought it in 2001 for $220,000, listed it on March 31 for $345,000, and sold it on Thursday for $315,000 cash, with the buyers paying for the title insurance.
Next up is a 1.4-acre bay front lot on the south side of the Cape with 197′ of waterfront listed for $179,900. The property fronts Cape San Blas Road across the street from Villa Del Sol. The sellers bought it in the summer of 2004 for $450,000 and signed over the title on Wednesday for $168,500.
Our final sale today is this 3-bedroom, 2 1/2-bath, 1,500 square-foot, gulf-front half of a duplex on Indian Pass listed for $315,000. According to county records, the sellers bought it in 2003 for $400,000. The parcel of land on which it’s located has 25′ of gulf front. On Tuesday, the new owners picked up the keys at closing for $285,000 cash.
The first of our three new contracts is on White Sands Drive in San Blas Shores, adjacent to the north side of Ovation. Buyers penned a deal on this 50′ by 100′, 0.11-acre first tier lot in a VE flood plane listed just ten days ago sporting a $259,900 price tag. Nice appreciation for this seller who paid $187,000 for it in March of last year.
Our second contract is on a bay front lot on the south side of the Cape in Eventide. It’s an irregularly shaped property situated mostly in the marshland but which the owner states is grandfathered in to not have to meet current wetland setbacks since it was platted prior to the county’s current land development regs. It’s roughly half an acre located in a VE flood plane. The seller purchased it in a tax deed sale in 2007 and has it listed for $79,800.
Our third and final contract is over in Simmons Bayou across the street from Presnell’s RV Campground and Boat Launch. The parties shook hands on this bay view 3-bedroom, 2-bath, 2,110 square foot home listed for $379,900. The seller bought the 208′ by 300′, 1.5-acre lot for $28,000 in late 1997 and built the home shortly thereafter.
