I hope you had a terrific Thanksgiving with family and friends. It was a gorgeous day here on the Cape, cool, sunny and clear. Lots of people here for the holiday, with this traditionally being when our many absentee owners who rent their homes block this week out for them and their families to use. Savoring the sunshine, surf, turkey and trimmings trumped real estate shopping resulting in a week with just three closings and four new listings, but no new contracts or price changes. Our inventory swelled by three, closing the week at 294, with 84 homes and 210 lots listed for sale in the Cape San Blas, Indian Summer, and the C-30 Corridor market.
We begin our review of this week’s three sales on the north end of the Cape in Barrier Dunes Drive where this 2-bedroom, 2 1/2-bath, 1,593 square foot home was under contract with a list price of $215,000. The sellers bought the circa 1985 home in the summer of 2013 for $235,000, and sold it “As Is” on Tuesday for $206,000.
Sale number two takes us down to the south side of the Cape to the corner of Pluto Drive and Cape San Blas Road where this 93′ by 122′ quarter-acre lot last sold at the height of the market in the summer of 2004 for $207,000. As was not unusual during that period, the same lot had sold just four years prior for $19,800. It went under contract in mid-October with a list price of $55,00, and sold last Friday for $47,000. The MLS info was posted several days after the fact.,
We’ll leave the Cape and travel east along C-30 to Gulf Pines, home to our final sale, which is this unique gulf front property with two houses that share a common deck. Each is about 1,650 square feet and between them have a total of six bedrooms and four baths. The circa 1983 homes last sold in September 2014 for $512,500. Since then the new owners have been busy doing serious upgrades and renovations, including new furnishings, new flooring, new appliances, counter tops and fixtures, and fresh paint throughout. Outside, they added a new walkover the to beach, of which 100′ fronts this popular vacation rental. It was listed for $799,000 and closed on Monday for $780,000.
