We have a lot of visitors here for the holiday weekend, but sales certainly haven’t taken a holiday, as we closed seven sales and wrote eight new contracts, listed eleven new properties and trotted out seven price changes. Our inventory inched up by three, closing the week at 279, with 75 homes and 204 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market.
The first of our seven sales is one of the most northernmost lots on the Cape. Three weeks ago sellers accepted an offer on their 110′ by 675′, 1.65-acre first tier lot In Secluded Dunes listed for $272,000. It conveys with a conservation easement to the Florida Department of Environmental Protection for the property surrounding the parcel, and includes an exclusive easement to the Gulf. The new owners took title on Friday for $267,000.
Our second sale is this handsome home up in Park Point also on the north end of the Cape. At the beginning of February buyers fell in love with this 4-bedroom, 4 1/2-bath, 2,080 square foot home listed for $699,000. The sellers bought the quarter-acre lot on which it sits in 2014 for $25,000 and built the home in 2016, and last Friday they handed over the keys to the happy new owners for an even $600,000.
In nearby Barrier Dunes, we have something out of the ordinary for our area, a quarter-share ownership in a 3-bedroom, 3-1/2-bath townhouse offered for $75,000. Each owner receives 1 week a month and the schedule is rotated at the beginning of each year so that holiday weeks are shared equally. The sellers bought their ownership in mid-2005 for $125,000, and sold it on Friday for $72,500.
Sale number four is this gulf-view, 3-bedroom, 3-bath, 1,422-square foot home listed for $369,900. The house, built in 2003, is located in flood zone X in San Blas Shores, one of the very earliest subdivisions on the Cape. This little neighborhood has no HOA or HOA fees, and all lots convey with deeded gulf access. I couldn’t locate any significant sales data history in the Gulf County records. On Monday the parties went to the closing table and settled for $360,000
On the north side of Seagrass is a new 12-lot subdivision called The Preserve. The developer says it will eventually have paved roads and no HOA. This week they sold a third-tier lot with a list price of $159,000 for $151,000 cash. The 0.19-acre “X” zone lot measures 75′ by 112′.
Sale number six is a 4-bedroom, 3-bath, 1,832 square foot gulf view home in San Dunes built in 2012. The seller bought the X-zone lot in late 2011 for $45,000, built the house the following year, and had it listed for $609,000. The seller listed it on a Friday in early February, immediately received an acceptable offer, and was under contract by the following Tuesday. They closed last Friday for that full list price of $609,000. Great job, Coastal Realty Team!
Our seventh and final sale is a 3-bedroom, 2-bath, 1,600 square-foot home in Greenhill subdivision on C-30, a little neighborhood across the street from Gulf Pines. The home was built in 2001 on a 77′ by 206′, 0.41-acre lot overlooking a gorgeous vista savannah-like wetlands off the back of the home. It is currently a long-term rental with a tenant rate of $1,500 per month. The seller bought the home in late 2008 for $260,000, had it listed for $279,000, and sold it on Monday for $282,000.
To kick off our review of this week’s crop of eight new contracts we’ll head back up to the north end of the Cape, this time stopping on Bent Tree Road in Bluffs at Secluded Dunes. Here sellers accepted an offer on their irregularly shaped, 0.44-acre, 4th tier gulf view lot listed for $99,000 that they purchased in early 2004 for $204,900.
On Sapodilla Lane in Sunset Pointe, sellers accepted an offer Monday on their .43-acre gulf front lot with 69′ of water front, just ten days after they put it on the market. They bought it in the summer of 2004 for $841,000 and have it listed for $675,000.
About a mile and a half south down the beach, our third contract is on a second tier lot in a newly platted subdivision called Christo Beach, located on the north side of Avalon. Buyers penned an offer on a quarter-acre, gulf view “X” zone lot listed for $139,000.
Contract number four is on this handsome duplex on Cancun Drive listed for $534,000. It has a combined total of 2,208 square feet, 7 bedrooms and 5 baths, and was completed in February of 2017. It’s located on a third of an acre “X” zone lot which the sellers purchased in late 214 for $64,200.
We’ll travel down to the south side of the Cape for our next new contract which is on this 4-bedroom, 4-bath, 2,557 square foot gulf front home on Louisiana Lane with 50′ of beautiful beach front. The sellers bought the lot alone in late 2014 for $241,000 and built the home the following year.
Just a few blocks east along Cape San Blas Road, we come to the site of our next new contract, an irregularly-shaped 1.22-acre gulf front lot listed for $299,950 which the seller bought it January 2001 for $288,900. The property has 50′ of waterfront.
Our seventh contract is on a 75′ by 215′, 0.37-acre bay view lot out along C-30. The sellers bought it in early 2002 for $42,000 and have it listed for $49,000.
We’ll wrap things up today over at the point of the Indian Pass Peninsula where sellers accepted an offer on their 4-bedroom, 4 1/2-bath, 2,839 square foot gulf front home overlooking St. Vincent Island. They bought the lot with 45′ of waterfront in late 2012 for $100,000, and built the house three years later. Back in late 2004 the lot alone sold for $670,000.
