Our long overdue April showers finally arrived this week drenching us for a while each day with some very much needed rain, though for our visitors’ sakes I hate to see it delivered during the day. Even so, all that soggy stuff didn’t dampen our market, as we closed three sales and wrote up five new contracts. Sellers signed thirteen new listing agreements, and changed prices on four others. Our inventory remained unchanged at 288, with 87 houses and 201 lots listed for sale in the Cape San Blas, Indian Pass, and C-30 Corridor MLS market.
We’ll start our review of this week’s three sales on the Cape up in Ovation where the parties went to the closing table on this 50′ wide, 0.38-acre, gulf front lot listed for $419,000. Interesting history here. In May 2012, Ashwood Development sold it during their liquidation sale for $135,000. That buyer sold it the following year for $243,700 to the current owners, and they in turn signed it over to the new owner on Tuesday for $400,000 with the buyers using conventional financing..
Our second sale is just a few blocks further south on Cape San Blas Road where this 54′ by 154′, 0.19-acre bay view lot went under contract last month with a list price of $134,000. It’s located in a small subdivision called Dolphin Beach to Bay, and includes deeded access to both the gulf and bay. There is a dock on the bay directly across the street from this lot available for the exclusive use of this small neighborhood. On Tuesday the parties closed for $114,500 cash.
Over on SR-30 near Triple Tails Restaurant in Simmons Bayou, our third sale is this 3-bedroom, 2-bath, 1,920 square-foot, bay front beauty listed for $539,900. It’s nestled on a 2.45-acre parcel with 122′ of waterfront, and was built in 1995. One of the principals in the LLC selling it bought it in 2004 for $650,000. This week the new owners picked up the keys at closing for $530,000 using conventional financing.
We’re back on the north end of the Cape this time for the first of our five new contracts, starting off with this 4-bedroom, 3-1/2-bath, 2,700 square foot gulf front home listed as a short sale for $1,190,00. It has 116′ of gulf front in a VE flood zone. The sellers bought it in mid-2000 for $642,000.
Next up, a 53′ by 550′, 0.77 acre gulf front lot near Coneheads listed for $545,000, a price which includes DEP permitting and building plans. This is in the recently platted micro subdivision of Findlay Shores, so no prior sales history on this one.
Just south of Rish Park on the Cape is Paradise Gulf, the site of our third new contract, which is on this 83′ by 190′, .36-acre first tier lot listed for $197,000. The X zone lot last sold in March 2015 for $156,000.
We’ll head on down to the south side of the Cape to Sand Dollar Drive in San Blas Plantation, the subdivision in which my office is located. Buyers had their offer accepted on this 75′ by 685′, 1-acre gulf front lot listed for $349,000. San Blas Plantation has a wooden boardwalk to the beach in place and offers bay access across the street. The sellers bought the lot in early 2002 for $475,000.
Our fifth and final new contract is on McCosh Mill Road in Piney Woods subdivision where this handsome 3-bedroom, 3-bath, 2,001 square foot gulf view home listed for $500,000 went under contract on Tuesday. The sellers bought the X zone lot in 2016 for $65,000. and built the home the following year. Piney Woods owners enjoy deeded gulf access via a wooden walk-over to the beach and an attractive community pool.
