We enter the Memorial Day weekend keeping an eye on newly-formed Tropical Storm Alberto currently sipping cocktails off the coast of Yucatan but apparently with travel plans up our way by Sunday or Monday. At this point, looks as if he’ll be dropping a lot of rain but not a lot of punch, so let’s hope he keeps it that way. It has been a gorgeous week leading up to this long weekend, and buyers have been out in force, closing six sales and writing up seven new contracts. Sellers added a staggering sixteen new listings and changed prices on eight others. With all those new listings it is no wonder our overall inventory shot up by 13, ending the week at 301, with 89 houses and 212 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor Market.
We’ll start our review of this week’s six sales on the north end of the Cape in Ovation, where just three weeks ago sellers accepted an offer on their recently built 4-bedroom, 3 1/2-bath, 2,126 square-foot bay-view home listed for $819,900. It’s built on an X-zone lot and is a lot like owning a bay front home with that vast expanse of commons green in front of it guaranteeing to preserve that gorgeous view. BONUS: Somebody else mows all that green grass in front of them! Sweet. The lucky new owners picked up the keys at closing on Friday for $800,000.
Our second sale is about a mile south of Ovation in a recently platted small subdivision, The Preserve at the Cape, where buyers took title to this 50? wide, half-acre, gulf font lot on Wednesday for $525,000, or $10,500 per water front foot, a new recent benchmark for the Cape. It was listed for $579,000. According to the MLS notes, this price included a DEP permit.
Down on the south side of the Cape in the Club at Cape San Blas we have one of a small handful of condos in our area, this one a tasteful and attractive complex on the gulf. This particular unit features gorgeous knotty pine floors in the main living area, oak cabinets, granite countertops, stainless steel appliances, a private balcony off of the master bedroom and plenty of closets. This truly lovely 3-bedroom, 2-bath, 1,404 square foot, second floor end unit went under contract a mere two weeks ago less than a month after it was listed with a list price of $439,900. On Friday the new owners picked up the keys at closing for $430,000.
A few blocks away on Mercury Lane in Surfside Estates is a 50? by 230? first tier lot listed since January for $119,900. The sellers bought it in 1999 for $59,000, and sold it this week for $90,000.
Our fifth sale is a 75? by 215?, 0.37-acre bay view lot out along C-30. The sellers bought it in early 2002 for $42,000, had it listed for $49,000, and sold it on Tuesday for $45,000.
For our sixth and final sale we’ll travel east on C-30 out past the Raw Bar to this roughly 0.8 acre lagoon front lot, zoned mixed use, under contract for just two weeks with an asking price of $69,000. The savvy seller bought it way back in 1987 for a mere $5,000, and sold it on Wednesday for $63,000. Yo, Millenials: long-term real estate investments can yield big dividends. Buy and hold to fund your fun years down the road. Just sayin’ . . .
Now on to our seven new contracts starting off on the north end of the Cape in Barrier Dunes where there was one heck of a lot of activity, with three buyers penning contracts, starting off with this 2-bedroom, 2-1/2-bath, 1,216 square foot townhouse on Barrier Dunes Drive listed for $265,000. This is an end unit which last sold it the summer of 2006 for $300,000. Interestingly, the listing agent is also the person who sold it to the current owner back then.
The second Barrier Dunes contract was on a 3-bedroom, 3-1/2-bath, 1,888 square foot unit on Parkside listed for $272,500. The sellers bought it in late 2003 for $235,000, and they have done a number of improvements since then, replacing the roof in 2012, painting the exterior in 2016, replacing the refrigerator in 2014 and the range and dishwasher in 2015.
The third new contract in Barrier Dunes is on this 2-bedroom, 2-1/2-bath, 1,377 square foot unit on Parkview listed for $229,000. The sellers bought it in mid-2012 for $120,000.
There was gulf front action, too, with buyers penning a contract on this newly built 4-bedroom, 4-1/2-bath, 3,515 square foot gulf front home on Summerhouse Lane in Sea Dunes subdivision.
Between San Dunes and The Tradin’ Post is Sea Dunes Lane where this recently renovated 2-bedroom, 2-bath, 1,248 square foot gulf view cottage went under contract last Saturday with a list price of $465,000. The sellers bought this place in the summer of 2014 for $255,000 and have done an amazing transformation since them. For all you HGTV fans of Fixer Upper, here are sample before and after pictures:

Back down to the south side of the Cape again for our sixth new contract which is on a 72′ by 55′, .09 AC second tier lot on McCosh Mill Road in Piney Woods listed for $69,900. The sales history on this one was a bit unclear looking at county records.
We’ll wrap things up today over in Money Bayou where sellers accepted an offer on their 35′ by 120′, .07-acre second tier lot listed for $79,900. The property appraiser’s site cited no significant sales data for this property.
